Simon Ellis FRICS FAAV MRAC has been carrying out rural land valuations for over 35 years and is an RICS Registered Valuer and Agricultural Valuer.

On leaving the Royal Agricultural College in 1980 with a Diploma in Rural Estate Management, he joined a firm of auctioneers in Kent to do his probationary period and then joined a similar type of firm in Surrey prior to qualifying as a Chartered Surveyor in 1983.

Capital Gains Tax (CGT) rates have been significantly reduced in the chancellors March Budget with the upper rate coming down from 28% to 20% and the lower rate coming down from 18% to 10% (excluding gains on residential properties).These cuts in rates offer some welcome opportunites to reduce the tax payable on a gift of land to a family member,into a trust or a disposal of same. Ellis & Co are able to offer valuations in accordance with the RICS Professioal Valuation Standards to both establish the value at gift or dsposal and if necessary the value of the asset when this was acquired (normally not before March 1982) by the donor/seller.

In 1990 he headed up the farms and rural valuation department specialising in the sale of rural property and rural land valuations In Surrey Hampshire & Sussex before setting up his own business Ellis & Co in Alton Hampshire in 1999. He was elected a Fellow of the Royal Institution of Chartered Surveyors in 1996.

Since 1999 he has continued to specialise in rural land valuations and rural property related matters and became an RICS Registered Valuer in 2011 and a fully qualified Agricultural Valuer in 2014.
